You really need to consult with an elder law attorney. This can be a complicated area of the law. You need to be concerned with transfers of real estate, when the transfers are made and who they are made to. You also need to be concerned with whether your mother is eligible for Title IX benefits, and if so, what happens to her assets.
The answer to your question is not that simple.
A recent transfer is ineffective to avoid the requirement to spend down assets. Call the medicare and medicaid offices or look at their sites on the web. They can explain this process to you in great detail. The web site is pretty comprehensive.
