Please explain what a Lady Bird Deed is.

A Life Estate is when an owner conveys property to another but when that person dies, the property goes back to the owner. While the person who owns the life estate is living that person can convey property to another but only as another life estate. With a "Lady Bird Deed" or Enhanced Life Estate, the owner retains the ability to sell the property. Additionally, the owner can name a person(s) to receive the property in the event the owner dies after the life estate ends, and the property will pass to the person(s) (called remainder) without probate.
