heirship deeds
I need to write out deed coonveying my property to my children on my death or put into all names but I want to retain my legal rights as long as I live, to sell, etc. How do I do this?

Putting your children on a "deed" for the purpose of passing your property to them at your death is not estate planning and should not be done without first consulting with an attorney. If you want to pass real property held at your death you can use a will. There are also other ways to pass property at death while still retaining control through out your life these include living trusts and enhanced life estate deeds. You really should consult with an attorney about the trade-offs involved with each to make a decision that is most suited for your circumstances.
