My mother gave me and my wife her house, agreeing I would put mine on the market and use the proceeds to build a ADU (taking care of the future) ... BUT grandma got dementia and is now with all of us. Can we have a written agreement done by an attorney to use grandma's money with the stipulation that she gets said money back when my place sells? My mom has POA for finances and health.

Not sure what an ADU is. However, if grandma has been diagnosed with Dementia you will need to do a guardianship over her as she can not make decisions on her own. If your mother gave you a POA then depending on what is stated will determine the course of action on her house.
