re financing house
can a house with both of our names on the deed and loan be re financed without both signatures after a divorce?

Well, one person can get new financing and pay off the old mortgage, but the house can't be "deeded" from one person to another with the signature of the person who wants to transfer the house.
So, say the husband refinances the house and pays off the old mortgage. The house is still in both their names until the wife quitclaims (or otherwise transfers) the deed to the husband.
