My mom who is 79 years old and in poor health owns a home with the titile or deed under her and my fathers name. My father passed away 10 years ago and his name still appears on the deed. What can I do to protect my moms house from the state , nursing home or hospitals that might want to place a lein on her residence.

Based on the information provided, your mother is the sole owner of the property. She can transfer an interest in the property to you or others by use of a quitclaim deed which should be recorded. You are advised to consult with an attorney regarding legal options to avoid probate, estate claims, etc.
