A company owes us money and has just sent us a lien waiver to sign before they will send us a check for the work we have done.
Should we sign this waiver before we actually receive the money?

It depends on what the waiver says. What are you waiving? What are they promising to pay? When will they pay? What other material terms are there in the waiver?
