early lease termination
If three roommates see a 12 months lease and 1 roommate decides to leave 6 months early is that roommate responsible for their portion of the rest of the lease.

Probably yes if they also signed the lease, but an attorney would need to read the document to be certain.

each room mate is 100% responsible for the entire lease and the landlord can get it from whomever he wants. as between the room mates, whether you can get the departing room mate's one third from him depends on the agreement you had between yourself. I will hazard a guess that you have nothing in writing about your agreement, but generally a judge would make him cough up 1/3. you must use reasonable efforts to rent out his portion of the house or apartment to mitigate your damages.
