If you type up an agreement and both parties sign it. Them if you have it notarized is that consider binding?

It can be if everyone is 18 or older, the purpose is permissible, the contract is well written, and some other elements don't make it unenforcible or against public policy.

yes. A contract does not need to be notarized to be effective, binding and enforceable.
