No homeowners on rental unit - water damage
I rent out my condo. A hose broke from the washing machine and water was all over the floor in my unit. My tenants had some damage to their furniture and there was some damage to the apartment downstairs. Most importantly, what is my repsonsibility for the damages in the unit below? I do not have homeowners insurance on the property. Also, I don't think I am responsible for the damage to the furniture from my tenants since that is what renters insurance is for. Is that correct?

You are responsible if they can prove negligence on your part.

Did the lease specify that the tenat was required to pay for insurance, if so how much and what kind? Did the lease specify that the tenant was required to maintain the appliances? If the answer to the foregoing questions are all no, then you may be responsible.
