Legal Question in Landlord & Tenant Law in Florida

I am currently in a 15-month lease with my apartment complex. I have lived at the address for one month. In that time frame, I have had to call maintenance to fix a mold issue, fix a leaking refrigerator, spray for insects, among other things. Also in this month living here, I have spent two nights in 85 degree temperatures because the Air Conditioning has gone out.

I want to go in and demand a reduction in rent cost or receive something for these inconveniences, but I don't know if these will hold any ground because of my lease. Despite the poor living conditions, they have no reason to give me anything if I am locked in and would have to pay them to break the contract to move out early.

Do I have any right to break the lease with no penalty because of the many problems I've faced in this community? Do I have the right to move out without penalty?

An attorney cannot answer this question without a detailed review of the lease. You should read it over carefully to find out what you are supposed to do to terminate it without penalty. You can send written notice of an intention to repair and deduct, this is contained in Florida Statutes which you can find online.(Chapter 83)
