Call the health dept to come in and inspect this property - if they give you a report that states it is unsafe to reside in then you have a recourse to lease. There is usually no charge to the tenant for inspecting the property for habitability.
Mold remediation is a complex and expensive process. You, as the tenant, are not responsible for it. I agree with Ms. Becude, you need an expert to come in and inspect and assess the property. If mold exists, it need to be cleaned out likely to the bare walls and you cannot live there when this occurs. Good Luck.
Hey, I would add to those responses that if you believe the mold problem has been making your family members sick, they should have checkups with their Dr. so there will be records of the complaints and any illnesses.
