Can I break a vacation rental agreement in Fl for next year if I give the "tenants" 100% refund and rescind the lease now? The tenants want me to pay them 15% to come back to FL to look for another place or they won't sign the rescind notice. My broker has the deposit and first payment and won't return it till the tenants sign the rescind notice. I am trying to put a single mom who is working and putting herself through school to be a nurse. She is losing her lease in June. I am disabled and need constant income from the condo to get health care and tax credit. The broker was not getting me tenants for this year.

Yes you can rescind the lease. The real question is what damages are you going to be liable for if you do rescind the lease. That is going to be based on the specific wording in your lease agreement. I would suggest that you contact a lawyer to review your lease and tell you what your liability will be.
