Legal Question in Landlord & Tenant Law in Florida
i broke my lease and the landlord agreed to refund my security deposit if another tennant was found. I showed the apartment on behalf of the landlord. Another tennant was found so no rental income was lost. Now the landlord say she changed her mind. Even though my lease says i lose my deposit, does our verbal agreement override that and would I have a good chance to recoup my deposit in small claims court

Without reading your lease, no one can answer. Security is used for damages of the property, not rent.

Your lease agreement would still control. Not likely however that a verbal agreement without some written confirmation is going to trump the written lease.
