re commercial lease, our landlord changed locks with No notice,
we have paid rent every month (late a few times, but always have paid), and have an annual lease, what do we do?
we mainly want access to retrieve our equipment/ supplies and deposit back

Commercial landlord tenant relations is a specialized area of the law. I suggest that you speak with local counsel regarding your rights, duties and obligations as a tenant under a commercial lease.
Communication with the landlord is key. You should make your demands in writing and insist that the landlord provide a written response to your requests. Generally speaking, so long as you maintained a good relationship with the landlord there should be no reason for the landlord to prevent you from gathering your belongings.
