Legal Question in Landlord & Tenant Law in Florida
I own a condo, I have a tenant, lease is not up until 02/01/2018, I think they are leaving before that date, what legal grounds do I have to assure that they pay the balance of the lease if they leave early?

None. You cannot do anything to force them to pay the rent until the rent is due. You can, however, offer them a deal on the rent in a effort to be paid as much as possible before they leave. If you elect to go that route, make sure its in writing.

You have an entitlement to sue if they stop paying the rent. You have an obligation to mitigate your damages by re-renting the unit.
