Depends on what your lease agreement says. Are you all on the lease? Is there a provision in the lease if one or more of you leave? Do you have an agreement with the third person who is not leaving to take over the rent? Does the lease permit subleasing? Without knowing any of the answers to these question, I can tell you if you are on the lease and you move out, you may still be responsible to pay the rent until the end of your lease or be subject to early termination fees. Again, I can't answer the question without seeing the lease. You need to contact a landlord/tenant attorney for these answers.
