Legal Question in Landlord & Tenant Law in Florida

Hello,

Law type: landlord/tenant (Florida)

Question: Can a lease state "tenant must fix anything that breaks in living space due to normal wear and tear". (regarding to appliances, Water heaters, air condition.)

My thoughts: the landlord can say it in a lease, but I would think its illegal for a landlord not to fix an air condition when it's 90 degrees outside.

I would think the housing authorities are there for the tenants protection.

If the tenant agreed to it, he is responsible to fix it.
