Hi
How long do i have before i can file for a small claims after the tenants was evited in Broward County Florida.The place got shew up by a pitt bull who got in without my consent.
Is the landlord can file or it got to be the owner ?

If you evicted the tenants and then discovered damages, you can file for the damages in small claims as soon as the damage is discovered. It would need to be the owners who file and then they in turn can have you appointed as their agent to prosecute the claim for them at court.
