Legal Question in Landlord & Tenant Law in Florida
Hi,
I am tenant and wanted to know who is responsible for fixing problems happens in the house, me or my landlord. More specifically, the roof has leaking after the recent rain and also I found leaking from the side of the tap in my restroom. So, I would appreciate if you can advise me whether it is my responsibility to fix them or my land lord. I am fine with paying the co-payment which is mentioned in the contract but I do not have the time to find handyman or a company to fix them. I suppose as I am renting the place and paying the rent on time and also not responsible for these kind of problems, it's the land lord who is responsible for that. If he is responsible and postpones the repair what would you suggest me to do.

Notify your landlord in writing of the leaks. Your landlord has the duty to keep the roof watertight, and the premises habitable. The leak in the faucet, if its really bad should be fixed soon, if not, fixed in a reasonable time. Remind him/her everytime you send a rent payment. If things don't get fixed, you can withhold rent. See an attorney before you do this though.
