House is occupied by tenants, owner wants to sell the house in short sale, lease contract expired in July 31 2013, house is place in MLS, but tenants refuse to show the house.. advice..

Assuming the lease provides for their cooperation, your only solution is to evict based on breach of lease.

What does your lease provide? you say expired but date is in the future. which is accurate? if they are month to month just notify lease is being terminated

Are you saying the lease expired or that it will expire? If it has expired then it is a month to month tenancy and you can notify them the lease is being terminated and give them 15 day notice. If the lease is active, then it will default to the lease - what does it say about selling the property or about inspections of the property?
