Legal Question in Landlord & Tenant Law in Florida

I would like information regarding renting out a spare room in my house in Gainesville, FL. I have questions regarding legal issues, lease terms, tax implications, and if home-owners insurance would allow it.

You can certainly rent a room out. You will need a lease with the tenant outlining the rules. You need to check with your homeowners insurance as to whether the tenant and their items will be covered - I suspect they will need to purchase renter's insurance to cover them and any damages that may occur as a result of them renting a room from you. Your tax implications will depend on your income. Legal issues - could be many could be less. One of course if the insurance issue and secondly if you forget something in the lease - such a pet ownership, friends coming and going because them become an invitee in your home etc.
