On Wed. Dec. 17, my son signed a lease to rent an apartment for 4 mo. I was standing there with him. She gave him as second copy and he read it, it was the same so he signed it too. He handed it back to her and said ''Ok, now you sign one now and give me a copy, right?'' She said yes, but first you need to give me your check. So he handed her his check. She was sitting on the seat of her car this whole time and just closed the door and drove away. The whole time we were both protesting saying you need to sign it and give us a copy. She rolled down her window and said we needed to trust her and she would be back tonight. Then she held her hand out the window and my son went up to her and she said take this. He held out his hand and she handed him a key. We stood there dumbfounded! Within an hour or so he had called her and said that he didn't like this situation and decided he didn't want to rent from her at all. She said fine, just put the keys in the drop box. He stopped payment on his check, informed her that he did so and put the keys in the drop box and left. We asked if we could get that contract voided she said yes but she changed her mind and refused. He did not turn on utilites and of course never moved in.

That is a very interesting scenario. I think you would have an argument that the contract was never completed. Contract law can be a very technical area of the law, and you might want to discuss your next steps with an attorney.
