Landlord Rights

My parents own a house which they are curently renting to a women for a total of almost three months ($950 a month). Her fourth month will be May. While the tenant paid the first month (February) she laxed and did not pay March or April. In the beginning of March the tenant told my parents she would be changing jobs and could not afford to pay March right away. So my parents gave her leeway to pay in the last week of March. However the last week of March passed and she did not pay. In the first week of April she paid $400, but she still owed $550 left of March and $950 left of April. Frustrated with the tenant, they gave her a notice of ''Pay Rent or QUit''. But as they handed her the notice she worked out a deal of 5 payments from the middle of April to the Middle of May in which all the rent accumulated would be paid. Currently she has missed the 1st and 2nd payment. However here is the major problem. While the tenant appears to have her living items in the house, we have not seen her in the house and her phone which is the only way to contact her ''is no longer accepting calls''. Is it possible that since the tenant has not paid the first two payments, she has made the contract of payments with my parents void. What are my options?

Provide another three day or quit letter and evict her.
