Does landlord have right to keep security payment if property is sold?

Generally, the security deposit(s) transfers to the new owner. The terms of the lease will remain unchanged and any refund that you would be due at the end of the lease will come from the new owner.
The sale of the property should have no effect on your lease, unless your lease says otherwise.
