Lease Termination

Tenant wishes to end a 1 yr lease 6 months early. The main complaints are ants and bathroom plumbing. The plumbing is old, I gave them certain rules for using bathroom and they've always had issues (overflow). I've had the maintenace man over and he unclogged the toilet recently. Their other issue is too many ants. I gave suggestions and lately offered to come and spray. They are adamant to leave and tried to suit their needs as best I can. I plan on keeping the security deposit as a penalty for early termination. Would I be considered negligent or the apt considered unlivable according to FL law? I never had these problems when I was living there.

You may have a remedy against your tenants, and I think that you should be able to make a reasonable agreement with them about the security deposit.
