No statutory requirements. Lease agreement would control. if not included on the next renewal you should include that if you believe it has been too long.

Agree with Mr. Stein. Provide notice that you would like the carpets at the renewal of lease. That said, your demand for new carpets may be met with a demand for $50.00 or more of rent per month. Good luck.
