What does last month's rent mean?
My landord has last month's rent? However, she has decided to serve me with a 3 day eviciton notice. What are my rights?

When the landlord collects "first and last months rent" this means that she must either give you 30 days notice, or refund the rent she collected in advance. She should not have collected "first and last month rent" plus a damage/security deposit. I'm assuming she has reason to serve you with an eviction notice or you don't have a lease.
