Legal Question in Landlord & Tenant Law in Florida
I own a very nice washer and dryer and need to move and have found a new apartment complex for the elderly. I picked out the apartment, however am told the landlord is installing all new appliences including a washer and dryer. I am told that I cannot bring in my washer and dryer, and I will have to pay the landlord $40.00 a month to use his. Am I being scammed?

The landlord can require a particular washer dryer be used in the apartment.

I have a problem with him saying you have to pay him $40.00 a month to use his. What does your lease state? Why is that not included in the rent?

It should be part of the monthly rent you pay. Read your lease.
