Legal Question in Landlord & Tenant Law in Florida
I've owned my home for over 2 years now and have recently decided to get roommates. They are friends of mine and I didn't NEED the money therefore I was lenient about the situation. I didn't require them to sign any legal documentation or any documentation at all for that matter and I also did not charge them a deposit or first and last months rent. First of all, they did not pay me a dime until weeks after moving in and when they did it was only $70 so much was still owed. I let it slide until I started receiving utility bills. I confronted them numerous times (mainly through texts)and still wasn't paid anything until my father went to my house and confronted them. I only charge them $75 a month and 2/3's of the utilities since they are 2 of the 3 people living in the house and my portion alone has sky rocketed almost 7 times since their move in. Long story short, they have never fully paid off what they owe and their total owed is now $633.08. I would like them out but ofcoarse would like to get my money first. What is my best option here. Although my main question is since nothing has been signed, I own the home, they haven't been receiving mail there and they're not paying can I just kick them out or does it still require a legal eviction.

If they were just going to pay you, you would not need legal help. You need to evict them unless they willingly leave without the case. If you speak to them and they agree to move, then you dont have to file the case.
In the make believe world - they will leave nicely. Otherwise, you will have to evict.
