Legal Question in Landlord & Tenant Law in Florida

question about guarantor

i need one for the apartment i want to move into but my mother did not qualify. they are asking for 2000 dollars up front so I can move in. However, that will not go towards my rent, it's just a fee. It's a student apartment 660 a month rent 1 yr lease. is that 2000 dollars reasonable?

Re: question about guarantor

There's no such thing as a "fee" to rent an apartment. There are a few types of non-refundable deposits, like pet deposits, but you can't be charged a "fee" just to rent. However, if the "fee" constitutes an advance on the rent and/or the security deposit, it sounds legal and not too unreasonable if your credit or rental history is not great.

Re: question about guarantor

$2000 for a fee and nothing more? not rent? not a returnable deposit? That is outrageous. It would stun me if you could not find something better.
