Rental Increase percentage

Is there a legal percentage that a landlord is allowed to use to raise the monthly rent?

This answer is sort of general as I do not have all of the facts of your situation. For example, you do not state whether your question concerns residential or commercial dealings. I am assuming this refers to Florida law, thus, my answer is based on Florida law.

Chapter 83 of Florida Statutes controls landlord-tenant issues. There is no law that states or controls the amounts of rent. Whatever the parties agree to in the lease will control the rent. I believe if there was a clause that clearly stated what any increases in rent would be, it would be upheld.

I have seen, in commercial leases, a common clause where the landlord's charge for their expenses which is a part of the rent may increase yearly, sometimes based on a per-centage. This would be valid.
