Legal Question in Landlord & Tenant Law in Florida
We are renting with a lease. The On the lease is states that the landord is responsible for all electric and AC. The AC is NOT working properly. The owner has been contacted by the realtor by emails and phone calls numerous times. However, the owner has not replied. The realtor has sent out 3 AC companines which has repaired as much as possible. However, the AC still does not work properly. Due that I am on disabily, my light bill has an increase of $100 to $150 more. All 3 AC companies has said the same thing. Due to the age of the AC which is 21 years and will blow up any day. The realtor has done his part, however, the landlor has disappear. Is there any kind of legal action that I can take or do you have any kind of advice? Because the AC still does not work properly and I live in the state of Florida and I have a heart condition and it's very hot in this house. Please advice as soon as possible.

Send a certified letter to the person you are paying rent to - I suspect it is the real estate company who has a contract with the landlord to lease the property. State in the letter that if the ac is not fixed within 10 days you will be vacating the property. Then do it. You will be entitled to your deposit less wear and tear. If they refuse to refund you deposit - then sue them .
