If your lease has a termination clause that provides for you to pay a penalty and terminate, then this is what will happen. Give written notice. If not, you can give written notice, in accordance with the terms of your lease. The landlord must make sincere efforts to mitigate his losses, but if he is unsucessful in leasing the apartment, you may be obligated to pay. Read your lease for sub-leasing rights. If you don't know what your lease says, then take it to a real estate attorney for a legal review and to protect your rights under the law.
