Signed early lease termination agreement of 1.5 months rent. Landlord has new tenant moving in 10 days after I vacate. Is Landlord still entitled to full early termination fee?

Good question. Not aware of any court decision on this. Landlord has to mitigate his damages and try to rerent. He did but may have sustained a loss of 10 days rent. Yet, you did sign an agreement. Up to judge to rule.
