If i never signed the lease agreement to the home I am renting am I bound to the terms of the lease agreement?

It depends on what other documents existed and were signed or exchanged. Your payment of the rental could be implied, by the Court, as your assent to the written document. I think it also matters which terms you want to avoid being bound by at the current time. Seek some legal guidance with the paperwork that you do have.
