tenant breaking 1 yr lease

i have 2 tenants (mother & daughter) renting 2 units , they signed 1 yr lease June 1-09 notified me july 6 they are moving end of july they purchased a house- what are my rights

You must attempt to re rent to mitigate any losses. You mayh then be able to pursue a money judgment for your damages.

your lease will tell you what rights you have upon the tenant's default.
