I have a verbal monthly periodic tenancy. The tenant is a month overdue on rent. The tenant informed me that he would be out of town for 3 weeks. The time has passed one week ago. I left phone messages and 2 written notices for the tenant to contact me, but have not received a response. The tenant's adult step daughter is occupying the townhouse without my permission and not paying rent or responding to my notices. What steps must I take to evict the tenant and his step daughter?
