Legal Question in Landlord & Tenant Law in Florida

My tenant in FLorida has not paid rent since May 1. She recently notified me that she is moving back to IL, breaking her lease, and will be out July 22 - all by text message. First, is this legal, being notified by text? And does this mean I can just walk into the house on July 23, assuming she is gone? And, can I do anything about unpaid rent and possible damage if she is moving out of state?

You can either sue her in Fla. (now) or in Ill. when she gets there.
