Legal Question in Landlord & Tenant Law in Florida
I have a tenant who let a homeless guy shack up with him. The tenant that we rented to is behind in rent and is willing to move out and relinquish the keys if I give him $200. What about the homeless guy who does not have a key and does not get mail at this address. Can I lock him out or do I have to go through the courts to get him out?

I think the tender of the premises by your actual tenant is sufficient for you to change the lock. If that does not work, then you would need to file an ejectment action which is much more complicated than an eviction. Seek legal help.
