Legal Question in Landlord & Tenant Law in Florida
My tenant has neglected to ever change the filters on the ac unit and now the unit coils have to be cleaned. Am i as landlord responsible for costs.

It is your unit so the initial cost is yours. If your lease specifies that the tenant will do this kind of maintenance then they can and should be help responsible for it. You can assess these costs against the security deposit if you follow the statute.
