Legal Question in Landlord & Tenant Law in Florida

My tenant refuses to let the house be shown to prospective new renters until they move out on October 31st. According to the lease they must be cooperative within a reasonable time period so that I can re-rent it. There is a two week application process for new tenants and they said they will give me two days to show it before the end of their lease.

You have the right to show the house, but your choices are a little limited here.

You can just go ahead and show it. That is, just take your prospective tenants and your key and go on in. Of course, your tenants may make a scene and they may keep the place trashed and your prospective tenants may not want the place, so that option isn't good.

Your other option is to give your tenants a 7-day notice to comply with the lease, citing that they are not in compliance by not allowing you to show the place. If they still don't allow you to show the place, you can evict them and keep their security deposit as their last month's rent. Again, not a great option, but that's how you have to deal with bad tenants sometimes.
