My husband and I rented a home in Florida (we are originally form Indiana). We signed a one year lease. We paid up front for the year. ($12,000.00)! We have now been faced with 2 of our family members who have been given less then 6 months to live. We want to go back to Indiana to spend their last days with them! Our landlord has agreed to let us out of our lease, however they will not return any of our money. We have found another couple to take over the lease, but are unsure if we can offer this option to our landlord? Is there any situation where our landlord would be required to refund all or part of our money? We just want to go home where our families need us!

I am very sorry to hear about your situation. Some people's greed overcomes any sense of human compassion. Your legal options, however, will be determined (almost) entirely on the lease you signed. Whether or not the landlord is required to give you a refund depends on the terms of the lease. The same is true for whether or not you can sub-lease.
