tenants broke up before both sign
I ''rented'' to boyfriend and girlfriend. Boyfriend had the major income to support the rent. Girlfriend signs lease and boyfriend is going to sign and fax it back to me from work. They break up in the day in between and he moves out. I now have a girl who makes $600 a month in a $900 a month house. She was going to get her parents to co-sign but then didn't return my calls. Went to see her and the ''hound'' she has turns out to be an attack dog. Told her not acceptable- wouldn't have rented. She asked what I wanted her to do and zi said I would like her out by the end if the month since she paid a month's rent. Agreed to move out. BUT now she is demanding ALL of her security and pet deposit ($200 non-refundable) back before she turns keys over. I told her I don't have to do that under fL law but she then says she will seek legal advice. She also says boyfriend signed lease and did fax it but I never rec'd it.

Just evict her at the end of the month when the next month's rent is not paid.
