Legal Question in Landlord & Tenant Law in Florida
I have a tentent that is 2 months behind. He said he is getting a settlement in Aug. and will pay me in full... If he does pay in full, can I break the lease, which has 8 months left on it?

I would recommend either of two things 1) you can start on eviction proceedings now because the process can last a few months or 2) prepare a stipulation where he agrees to pay the full two months rent in august, however if he does not pay by x date then he will voluntarily leave the premises. You can always use that letter as evidence when you proceed with eventual eviction proceedings should he fail to bring himself current on his rental obligation.
