Termination of a commercial lease

I have a commercial lease agreement (as a landlord) for a warehouse that was signed by the previous manager of my company. The agreement is for a term of 3 years. It was initially signed on October 2000 until october 2003. In october 2003 we were in the middle of a change of administration and did not realize that the agreement ended. It turns out that the tenants are paying an extremely low rent and I want to terminate the agreement. Is there anything I can do immediately? When Can I take action?
