My wife cannot continue to walk up three flights of steps due to a stroke and is under the care of a physician. The physician tells us that we need to get a home on one level. If I present a letter from a doctor saying this, can I cancel the remainder of my lease, by giving ample notice, 30 to 60 days without facing any penalties. We live in Florida.

Your lease agreement controls your rights and obligations. You need to review your lease with an attorney,. That said, the impossibility of performance may assist you. there is no statutory authority that gives you a right to terminate the lease. You should reach out to your landlord and work out an arrangement directly with him/her that is acceptable. Sorry for what you and your wife are going through.
