Year-to-Year Basis
I am a tenant and my lease will be expiring in April. The lease says it continues on a year to year basis until the landlord or tenant terminates the tenancy. We would like to move out so we can buy a house but will not be able to do so for probably a couple months after the tenancy ends. Does this type of tenancy mean I am stuck paying for another year of rent or can I pay monthly on an as needed basis?

It depends on what your lease says but, if the lease doesn't say, then yes, you are stuck with another year. Unless the lease says something different, a year-to-year lease ends by either side giving a notice to the other side at least 60 days before the lease ends. Otherwise, it goes for another year.
Of course, you can always ask the landlord to go month-to-month for a few months, but you should get it in writing if the landlord agrees.
