Legal Question in Personal Injury in Florida

Fell off 30ft building. Who's liable building owner or apt. renter?

After climbing a ladder that was attached to the building, I tripped on something on the roof and fell 33 feet. Suffered extensive injuries and was hospitalized 10 days. Who is responsible for bills, the property owner or the apt. renter? The building is rented as both business space and apartments.

You may have a claim against both parties. However, generally the property owner is responsible for the repair and maintenance of the roof. The facts and question you presented involve complex issues of liability and, depending on the extent of your injuries, may involve important questions concerning money damages that you may have a right to recover from at least two different parties. Most likely you should file the lawsuit against the property owner. Depending on the specifics of their leases, the tenants may also be liable. Is a management company involved? You should also investigate whether any work was recently done to the roof and/or ladder. What type of maintenance, if any, was performed?

Just because you fell and suffered injuries that in itself does not mean that you will automatically prevail. You must prove that the defendant's negligence was the proximate (direct) cause of your injuries.

You should retain an attorney. A good means of obtaining an attorney referral is by contacting your State's bar association or your local county bar association. They probably have a web site and charge a nominal fee for the referral. Most attorneys either provide a free initial consultation, or charge a nominal fee.
