We are thinking of renting our pool and faciliyt out for a pool party to an organizer responsible for the party itself. What should we do to protect ourselves?

Require that they purchase a Special Events insurance policy nming you as an insured.
Make the renter buy a liability insurance policy that indemnifies you against any and all claims and will cover any damage to your premises. Have an attorney review the policy and your property liability policy as well, to be sure that you are covered for renting to an outside organization. Pools create a special hazard, and it's not advisable to rent to a bunch of kids, drinkers or rowdy folks whose behavior will increase the chances of property damage, a personal injury or worse.
They would need to buy a liability insurance policy that specifically indemnifies you against any claims for damages on your pool and the surrounding premises. As mentioned elsewhere, it would be a smart idea to have an attorney read over the policy to make sure you are fully covered and protected.
